These Terms govern your use of casaduna.ae and any booking made through us. By booking, you agree to these Terms.
1. How a direct booking is made
- casaduna.ae does not take payment and does not confirm bookings automatically. When you send us a booking request through this site, you are asking us to hold those dates. You are not booking them, and no card details are collected.
- A booking exists only once we confirm it to you in writing. Until then we may decline a request, or the dates may go elsewhere.
- Once we confirm, we agree the payment with you directly and tell you the amount, the method and the timing in writing before anything is due. Nothing is payable to hold a request.
- Bookings made via Airbnb, Booking.com, or Vrbo follow those platforms’ terms in addition to these.
- All prices are quoted in AED and inclusive of applicable tourism fees and VAT.
2. Cancellation policy
Free cancellation up to 1 day before check-in for the standard rate. Specific dates and event-period bookings (F1 weekend, Eid weeks) may have stricter terms. Where stricter terms apply to your dates, we will tell you in writing when we confirm your booking, and before any payment is due.
3. Check-in and check-out
- Standard check-in is from 3 PM. Standard check-out is by 11 AM.
- Earlier check-in / later check-out can sometimes be arranged on request, subject to availability.
- Check-in is self-service. Full instructions are sent the day before arrival.
4. Identity verification is a condition of entry
- UAE and Abu Dhabi DCT rules require us to record the identity of every guest staying at the property, not only the person who books.
- Before check-in, each guest must complete identity verification through our verification provider, submitting a valid passport or Emirates ID as applicable.
- Access details are issued only once verification is complete for every guest in the party. If verification is not completed, we may refuse access.
- We handle identity documents in line with our Privacy Policy and UAE Federal Decree-Law No. 45 of 2021 on Personal Data Protection.
5. Guest conduct and house rules
- Maximum guest count is fixed per property listing.
- No smoking inside the apartment. Smoking is permitted only on the balcony if covered.
- No parties, events, or large gatherings.
- Pets are not allowed.
- Quiet hours apply between 10 PM and 8 AM in line with building rules.
- Guests must comply with all UAE laws while staying at the property.
6. Damage and security
- Guests are liable for damage caused during their stay beyond reasonable wear and tear.
- We may deduct repair or replacement costs from the security deposit (where one is held) or invoice you separately.
- Insurance is recommended for high-value possessions.
7. Property licensing
All Casa Duna properties are licensed by the Abu Dhabi Department of Culture and Tourism (DCT) as registered holiday homes, under DCT Holiday Home Permit PER25000250. Further license details are available on request.
8. Limitation of liability
- Casa Duna is not responsible for personal property loss or theft, illness, or injury during your stay except where caused by our negligence.
- We are not responsible for events outside our control (force majeure: weather, government action, building-level issues).
9. Personal data
We collect and process personal data, including passport or Emirates ID data for every guest, to manage your booking, to meet our legal obligations to Abu Dhabi DCT and other authorities, and for security. Our Privacy Policy explains what we collect, why, how long we keep it, who processes it on our behalf, and your rights. By making a booking request you confirm that you have read the Privacy Policy, and that you have the authority of every member of your party to provide their data.
10. Disputes
These Terms are governed by the laws of the United Arab Emirates. Any disputes will be referred to the courts of Abu Dhabi. We would always prefer to sort a problem out directly, so please contact us first.
